Ventura property owners with short-term vacation rentals should note two upcoming deadlines under the City’s updated Short-Term Vacation Rental (STVR) ordinance.
Current permit holders must renew their permits by August 31 or their permits will be canceled. Existing permit holders are guaranteed renewal under a grandfathering provision if they meet the updated requirements and submit their applications on time through Ventura Online Permit Services.
Applications for new short-term vacation rental permits will be accepted beginning July 13 on a first-come, first-served basis within designated geographic zones.
Changes to the ordinance include:
- Permit fees increase to $1,526, up from $204, effective July 1.
- Permits are subject to geographic capacity limits. Property owners may hold a maximum of two permits, with only one permit allowed in the Pierpont area.
- Rentals must provide free, unobstructed on-site parking for guests.
- Homestays are now permitted, allowing owners to rent individual rooms in their primary residence.
- Accessory dwelling units (ADUs) may not be used as short-term rentals under state law.
The City is also increasing enforcement of unpermitted short-term rentals. Civil penalties are up to $1,500 for a first violation, $3,000 for a second, and $5,000 for a third or subsequent violation within a 12-month period. www.cityofventura.ca.gov/STVR.
